TERMS AND CONDITIONS FOR ACA YR 2026-2027

The booking form is an application only and not a contractual agreement. The company acting through its management has the right to decline an application.

1. Occupancy Period
Applications are accepted only for the entire occupancy period (24.08.2026 to 07.06.2027). Please note the following:

• Should the tenant vacate the room before the termination date, rent will only be refunded if the room is re-let. We will endeavor to find a suitable replacement, but if the room remains empty the tenant is liable for the rent until the contract is terminated.
• Security Deposits are not refunded if the tenant leaves before the termination date.

2. Preferences
Please note that not all preferences are guaranteed.

3. Booking Deposit
After your Application Form has been reviewed and deemed successful, you will be requested to pay a Booking Deposit of €400. This will become a Security Deposit for the Academic Year. A member of staff will reach out to you by phone to pay the €400 and quote your unique Application Number that will be sent to you by e-mail after you submit the Application Form online.

4. Acceptance of offers

A Lease Agreement and Invoice for the first instalment will be issued through our new client portal. All details about the new client portal, invoice for first instalment and lease agreement will be communicated at a later date once all rooms have been filled (i.e. €400 booking deposit has been paid by all students).

The invoice for the first instalment will need to be paid and the lease agreement submitted by the following dates. If the lease agreement is not submitted and the first instalment is not paid by the following date then the place will be offered to the next person on the waiting list.

• Non-First Years: Friday, 10 July 2026
• First Years: Friday, 4 September 2026

5. Cancellation
Please note that the booking deposit is €400.

• Non-First years: €200 will be refunded should we receive notification in writing or by email by Friday, 26th June 2026. There will be no refunds after this date;
• First years: €200 will be refunded should we receive notification in writing or by email by Friday, 28 August 2026. There will be no refunds after this date.

6. CAR PARKING

The cost is €500 per year. Please note that we only have 45 spaces and therefore all spaces will be allocated on a first-come, first-serve basis. Otherwise, the tenant is responsible for finding their own parking outside the complex.
